Do you handle court-ordered evictions? Yes — but we wait until the legal lockout has been completed by the sheriff. Once the unit is legally yours to clear, we move quickly. We don’t do anything that crosses a tenant-rights line.
Can you do same-day or next-day service? Often, yes. Rush availability depends on the day, but for property pros with active accounts we move heaven and earth to make it work. Call and we’ll tell you straight.
Do you provide a COI before the job? Always. Give us the certificate holder’s name and address and we’ll email it before the crew arrives. We carry general liability and workers’ comp.
What about abandoned vehicles, boats, or RVs? We handle abandoned vehicles where legally permitted (proof of ownership or lien required, varies by state and situation). For complicated cases, we coordinate with licensed towing partners.
What format is the photo documentation in? PDF report, time-stamped, organized by room. We can also drop photos in a shared Google Drive or Dropbox if your team prefers that. Format is your call.
Do you offer net terms? Yes — net 15 or net 30 for established accounts after the first three jobs. First-time clients typically pay on completion.
