Terms & Conditions

The plain-English rules for working together.

Effective date: July 8, 2026 · Elite Estate Clean-Out (“Company,” “we,” “us”), Oceanside, California.

1. Services

We provide estate cleanout, junk removal, hauling, and related property clean-out services in San Diego County and surrounding areas. All services are subject to these Terms and to any written estimate or service agreement provided for a specific job.

2. Estimates & Pricing

Estimates are free and based on the information, photos, or walkthrough available at the time. The final price is confirmed in writing before work begins. If conditions differ materially from what was disclosed (e.g., additional rooms, structures, or restricted access), we present a revised written price for approval before proceeding. The $25 new-customer discount (code SAVE25) applies once per household, to a first service only, and is not combinable with other offers.

3. Payment

Payment is due upon completion of service unless otherwise agreed in writing. A deposit may be required for multi-day estate projects. Late invoices for commercial accounts accrue 1.5% monthly.

4. Scheduling & Cancellation

You may reschedule or cancel at no charge with at least 24 hours’ notice. Cancellations with less notice, or crews turned away on arrival, may incur a $75 trip fee.

5. Items We Cannot Accept

For legal and safety reasons we cannot haul hazardous materials (wet paint, solvents, fuels, asbestos, pesticides), pressurized tanks, medical or biological waste, ammunition or explosives, and certain chemicals. We will point you to the correct San Diego County disposal facility for these items.

6. Property Access & Care

You represent that you have legal authority to grant access to the property and to authorize removal of its contents (as owner, executor, trustee, agent, or property manager). We take reasonable care in your home; any damage claim must be reported within 48 hours. Our liability for property damage is covered by our insurance up to policy limits; certificates of insurance are available on request.

7. Ownership & Disposition of Removed Items

Once items are removed from the property with your authorization, ownership transfers to Company. We prioritize donation and recycling at our discretion; donation receipts, where obtained, are provided as a courtesy and do not constitute tax advice. If you identify specific items to be preserved, they must be designated in writing (a photo or text message suffices) before removal begins. We are not responsible for items not so designated.

8. Found Valuables & Documents

Our practice is to set aside apparent personal documents, photographs, currency, jewelry, and similar items discovered during a cleanout and deliver them to the authorizing client. This is a courtesy practice, not a bailment or guarantee of discovery.

9. Warranties & Limitation of Liability

Services are provided “as is” to a professional workmanlike standard. To the maximum extent permitted by California law, our total liability arising from any job is limited to the amount paid for that job. We are not liable for indirect, incidental, or consequential damages.

10. Indemnification

You agree to indemnify us against claims arising from your breach of these Terms, including claims by third parties asserting ownership of removed items where you lacked authority.

11. SMS / Text Messaging Terms

By providing your mobile number and opting in (via our website, or by texting us), you consent to receive transactional and, where separately consented, promotional text messages from Elite Estate Clean-Out. 12. Governing Law & Disputes

These Terms are governed by California law. Venue for any dispute is San Diego County, California.

13. Changes

We may update these Terms by posting a revised version with a new effective date. Continued use of our services constitutes acceptance.
